Leadership.

Michael Hahn, CEO of Capstone South Properties, is an experienced real estate development executive with a history of driving complex, and diverse real estate projects that have led to significant economic development within the communities in which they are built.  In 1999, after five years of practicing corporate law, Michael began his real estate development career in Los Angeles. Michael and his partners identified abandoned historic properties in downtown, restored and converted them into residential mixed-use developments. Utilizing public/private partnerships and tax credits to enhance the economic profitability of these properties, Michael was part of the first wave of developers to revitalize what is now a thriving and cutting-edge part of Los Angeles. His outreach into the surrounding community, attention to detail, quality of finished product, and ethical business relations earned him a reputation as a respected real estate development leader. Michael returned to his native Atlanta in 2012 and, in partnership with Jacoby Development, led the re-zoning and re-development of the former Western Electric/Bell Labs facility in Gwinnett County into a 110-acre mixed-used project. Michael utilized the Georgia Film and Entertainment Tax Credit, which was in its infancy at that time, to rebrand the historic 'Gateway to Gwinnett' from a manufacturing facility into 5M square feet of entitled development which included a film and television studio, retail, multifamily, hospitality and office projects. In 2013 Michael founded Capstone South Properties to partner with the Integral Group's commercial real estate division to successfully complete the first vertical development project at the landmark GM site in Doraville, Georgia now known as Assembly. Third Rail Studios is a 140,000 SF, state of the art, full-service film and television studio, opened in 2016. This project led to significant increase in surrounding land values, generation of tax revenue as part of the Tax Allocation District to build infrastructure at the site, land sales and vertical development adjacent to the studio and ultimately a sale of the asset generating significant returns to Capstone’s partners. Michael continued as the Senior Development Executive for the 20+ acre, $300M+ mixed-use Assembly Yards portion of the site. In his role, Michael led the full cycle development of the multifamily, creative office and retail projects. Michael attended American University where he received a law degree and Boston University where he majored in Finance, he graduated with honors and earned a degree in Business Administration.
